Skip Parcells, co-owner of the Delaware Inn, at 227 Delaware Avenue, is applying for a minor subdivision. He proposed breaking a parcel of just .18 acres from the main lot that totals 16 acres. He needs a variance to split off just .18 acres surrounding the front building on the property from the extensive remaining land which he could then sell.. The property has three total buildings off the Delaware Avenue road-frontage but it continues for many acres up through the hillsides behind. One issue is the need for a right-of-way through the new .18 acre as the only access to the remaining 16 acres is via the shared driveway. He was then referred to the DOT to inquire if he is eligible for using an entry point further along off Delaware Avenue for a potential new road into the 16 acre portion.

As the space between Building One and Building Two would be reduced to only ten feet, the request was denied as presented and will need to be reviewed and approved as a variance of Hamlet setback requirements by the Andes Zoning Board of Appeals (ZBA). Skip was referred to the ZBA.

Kristin Schneider, DelCo Planning Board representative to the Andes Planning Board, shared that she had personally typed a new Word document draft for review from a xeroxed copy of one portion of the Hamlet zoning regulations. She also discovered that certain laws and regulations presented to be passed by the Town in different years spanning several decades needed to be incorporated at their proper places in both the Town and Hamlet zoning docs. She is researching the details on the laws and will continue to work to codify the overall documents into one cohesive accessible format. Kristin shared with the Planning Board an article on the practical aspects of enforcement of Zoning Law in NY State.~
